The Home Selling Process

The Extensive Home Selling Process:

Step 1 Your Needs

  • We want to find out your time frame and special needs
  • We will visit your home to see the location and condition

Step 2 CMA

  • Do extensive research on the home sales in your neighborhood
  • Present a comparative market analysis which shows the competition in the area and how your home compares.  We believe in educating you about the current Colorado Springs market and what is specifically going on in your price range and your neighborhood

Step 3 Your Advocates

  • We represent you as your Seller's Agent and work as your advocate and negotiator
  • Complete the Seller's Agent contract

Step 4 Pricing

  • We work hand in hand with you to establish a listing price you are comfortable with

Step 5 Staging

  • We give you tips on staging your home and tell you how buyer's will perceive your home.  The smallest details can help get a home sold

Step 6 Preventative Measures

  • Collect information and data about your home including engineer's reports, soils reports and any necessary disclosures.  We compile this information and place it in the Seller's Property Profile Book along with information for buyers to make an offer

Step 7 Marketing Information

  • Take measurements, photos and information about the home to use in advertisements and flyers
  • Set up a time convenient for you to do a Virtual Tour of the home that is featured on national web sites such as realtor.com, Prudential web sites and our personal web sites

Step 8 Prepare the Home

  • Now is the time to get the home spotless and ensure any minor problems are fixed.  Buyers can view a messy home as not well maintained

Step 9 Home on the Market

  • Your home will be inputted into the Multiple Listing System. A sign with color flyers will be placed in your yard and a Seller's Property Profile Book with information for buyer's will be placed in your home
  • We will put your home on numerous websites including our own personal web site, Prudential web sites and national home search web sites
  • We will begin our advertising campaign in local newspapers and contacting the top agents in the Colorado Springs
  • The Prudential front office staff contacts you to let you know of all showings on your home
  • We ask for buyer's feedback and pass the information on to you.  We use this to proactively react to the market place

Step 10 An Offer

  • Once we receive an offer we carefully review the documents with you paying close attention to the major ways a buyer can withdraw from the contract.  We ensure the main contingencies are completed early in the contract and that the buyer is lender approved
  • We guide you through the negotiations letting you know what is in your best interest.  Our priority is to get you the best price with the best terms
  • We keep in constant contact with the buyer's agent to ensure the the transaction is going smoothly and that we will have a stress-free closing
