Colorado Springs School Districts 11, 14, & RE-2

Old Colorado City – Homes in this area are located in school district 11.  The heart of Old Colorado Springs is located in this newly renovated area west of I-25 along U.S. 24.  Houses in this area are from newly constructed to over 100 years old and are typically priced between $95,000 and $230,000. Wide streets lined with mature trees are normal parts of the area. The average home price over the past year was about $158,000.

Holland Park – Homes located in this area are in school district 11.  This is a favorite area because of it’s location close to I-25, it’s close proximity to many employers and homes with mountain and city views priced between $145,000 and $250,000.  The average home price in the past year was about $165,000.

Barnum – Homes in this area are located in school district 11.  This area is located near shopping and major traffic arteries.  Homes in this area are in the $150,000’s. The average home price over the past year was about $160,000.

Chelsea Glen – Homes in this area are in school district 11.  Homes in this area have mature landscape and are conveniently located near all necessary amenities.  Home prices in this range from $180,000 - $230,000.  The average home price over the past year was about $210,000.

Starlight Acres – Homes in this area are located in school district 11.  This area is a combination of new construction and mature neighborhoods.  Many homes have Peak and city views.  Homes in this area range from $110,000 - $230,000.  The average home price over the past year was about $160,000.

West Side – Homes in this area are located in school district 11. The West Side of the city is a unique combination of old and new. There are Victorians lined along the streets of Old Colorado City (OCC) and estates with views of the Garden of the Gods. Many in Colorado Springs consider this area to be the gateway to Manitou Springs and points west. This area is close to downtown and near the heart of Colorado Springs.  Some homes are considered in the West portion of Colorado Springs and others are in Old Colorado City.  Home prices in this area range from $110,000 - $240,000.  The average home price over the past year was about $140,000.

West Central – Homes in this area are in school district 11.  A well-established neighborhood with large mature trees and older homes generally priced from $95,000 to $230,000. The original Colorado Springs is part of this neighborhood and Colorado College and downtown are just minutes away.  

La Posada Del Sol – Homes in this area are located in school district 11.  This area has nice mature landscaping and views of Garden of the Gods.  Homes in this area are in the mid $350,000’s.  The average home price over the past year was about $340,000.

Westside Village, La Vergne, Red Rocks and East Colorado City – Homes in these areas are located in school district 11.  Some of these homes are in the West portion of Colorado Springs and others are in the historic Old Colorado City.  Homes in these areas range in price from $170,000 - $220,000.  The average home price over the past year was about $196,000.

Garden of the Gods – Homes in this area are located in school district 11.  This area is located near the beautiful Garden of the Gods Park.  Homes in this area range from $200,000 - $680,000.  The average home price over the past year was about $370,000.

Garden Terrace – Homes in this area are in school district 11.  The homes in this are in the mid $300,000’s.  The average home price over the past year was about $340,000.

Western Heights and High Acres – Homes in this area are located in school district 11.  Homes range in price from $140,000 - $400,000.  The average home price is about $270,000.

Pleasant Valley – Homes in this area are located in school district 11.  Homes in this area were built in the 1960’s and range in price from $120,000 - $330,000.   The average home price over the past year is about $180,000.  

Roswell – Homes in this area are located in school district 11.  Homes prices in this area range from $110,000 - $180,000.  The average home price over the past year was about $135,000.  

Mesa/Indian Heights – Homes in these areas are in school district 11.  These West Side developments are closer to the mountains and features homes from new to 50 years old. Prices range from $125,000 to $250,000.  The average home price over the past year was about $150,000.  

Cragmoor and Cragmoor Heights – Homes in this area are located in school district 11. This neighborhood, adjacent to the University of Colorado at Colorado Springs, features home sites with scrub oak and rocky outcroppings. Homes range from $150,000 - $200,000.  The average home price in the last year was about $166,000.  

Del Norte and Bakers – Homes in this area are located in school district 11.  The home prices range from $110,000 - $210,000.  The average home price over the past year was about $150,000.  

Hendricks – Homes in this area are located in school district 11. The home prices in this area are in the mid $100,000’s. The average home price over the past year was about $120,000.  

Skyline - Homes in this area are located in school district 11. Homes in this area are located in Old Colorado City and in the West portion of Colorado Springs.  The home prices in this area range from $110,000 - $200,000.  The average home price over the past year was about $156,000.  

Trails End - Homes in this area are located in school district 11. Homes in this area are conveniently located near major traffic arteries but nicely set back in a quieter neighborhood surrounding.  The home prices in this area are in the mid $100,000’s.  The average home price over the past year was about $140,000.  

Arensdale - Homes in this area are located in school district 11. The home prices in this area are in the mid $100,000’s. The average home price over the past year was about $155,000.

Crystal Terrace - Homes in this area are located in school district 11. The home prices in this area are in the mid $160,000’s.  The average home price over the past year was about $160,000.  

Kissing Camels – Kissing Camels is a prestigious neighborhood overlooking Garden of the Gods. There is a controlled access entrance, a private country club and Garden of the Gods Club. Townhomes and Patio Homes vary from  $150,000 - $700,000.  Home price vary from $500,000 into the multi-million.  The average price in the past year was about $760,000. 

Panorama Estates – Homes in this area are located in school district 11.  This area is located near downtown and Garden of the Gods.  Home prices are in the mid $200,000’s and the average home price last year was about $250,000.

Cedar Heights – Homes located in this area are in the Manitou Springs School District 14. 
West of Garden of the Gods this is one of Colorado Springs most prestigious subdivisions.  A 900-acre master-planned community with luxury homes on sites from one half to over 4 acres.  Located just minutes away from Colorado Springs' business district is this area of scenic bluffs and rustic beauty that is considered a world apart from any urban setting. Lots have views of Pikes Peak as well as an abundance of natural vegetation and wildlife.  Home prices start at $350,000 to well over $1,000,000and many dream homes are built here. The average home price in the past year was about $600,000.

Manitou Springs & Crystal Hills – Homes located in this area are in school district 14.  Manitou Springs is located just west of Old Colorado City and has a population of about 5000. The city's personality is reflected in a casual and rustic old west flavor along with craft, antique and souvenir shops. Some homes were built in late 1890's and custom homebuilders are finding sites to produce homes that sell for well over $1,000,000. The family that wants to live in this uniquely charming part of the Colorado Springs area can expect to find many homes priced between $150,000 and $250,000. The average home price in the past year was about $200,000.  In Crystal Hills homes range from $150,000 to $300,000 and the average home price in the past year was about $250,000.

Stonebridge – Homes in this area are located in school district 14.  This is a newer community nestled in Manitou Springs, a unique mountain area.  Homes in this area range in price from $450,000 - $620,000.   The average home price over the past year was about $535,000.

Ute Pass – Situated west of Colorado Springs, the communities of Green Mountain Falls, Cascade and Chipita Park and offer a true mountain setting and are located in school district 14.   In Green Mountain Falls, school district 14, the past year’s average home price was about $190,000 and home prices range from $130,000 - $230,000.  The year’s average home price in Cascade was about $235,000 and homes are available from $100,000 up to $800,000.  Home prices in Chipita Park range from $100,000 - $350,000 and the average home price in the last year was about $260,000. 

Teller County – Located in school district RE-2, this area is truly an escape to mountain life.    Most homes sit on at least 2 acres with seclusion from the city life.   In Woodland Park the year’s average home price was about $390,000 and home prices range from $150,000 to well over $1,000,000.  Homes in Woodland Park are in school district RE-2.
