Pinecliff – Homes located in this area are in school
district 20. North of
Garden of the Gods Road and west of I-25 is a lovely treed area in the
bluffs with fabulous views and luxury homes from $280,000 - $900,000.
The developed area includes the upper reaches of the canyon ridge as
well as the valley where homes surround a 300-acre city park that
borders Pine Cliff on the north and west.
The
limited access of only two roads gives Pinecliff a feeling of seclusion

school district 11. Mountain
Shadows, a newer subdivision, located in the western foothills, is
bordered by the Flying W Ranch and Garden of the Gods.

electronic companies. The master plan incorporated an integration of

district 20. In Peregrine
Valley, the mountain convent of the Sisters of St. Francis stands in the
heart of the valley. A newer subdivision in
the Northwest area, this area is bordered on the west by the Pike
National Forest and on the north by the Air Force Academy. Peregrine has
550 acres of open space. Home prices range from $250,000 -
$400,000. The Upper Peregrine and Hunters Point subdivision offer
spectacular views of the Front Range and city. Prices range from
$400,000 – about $1,000,000. The
average home price in the past year was about $485,000.

Woodmen Oaks and Woodmen Valley – Homes located in this area
are in school district 20. Woodmen
Valley has county maintained roads and well and septic systems (except
in Thunderbird Estates and Pine Creek Estates). The lots are

nice mixture of pine trees, scrub oak and meadows. Prices range from
