Colorado Springs School Districts 11

Park Hill – Homes in this area are in school district 11.  Homes here were built in the 1960’s and are available from $90,000 - $130,000.  The average home price over the past year was about $120,000.

Wasson, Patty Jewett & Divine Redeemer – Homes in these areas are in school district 11.  These neighborhoods consist of several established subdivisions built 10 to 20 years ago with an average price range of $180,000. A public golf course is nearby along with neighborhood schools.  Wasson includes several established subdivisions, Northglen, Highland Park, Palmer Park, Century Heights and Audubon Gardens, built 20-40 years ago. Single-family homes can be found at prices between $130,000 and $280,000.  Some areas of Wasson stretch to the East part of town.  Home prices range from $120,000 to the mid $200,000’s.

Downtown – Homes in these areas are in school district 11.  This area encompasses numerous subdivisions spread throughout the downtown area.  From the elegant to the eccentric, Downtown Colorado Springs offers unusual shopping, dining and entertainment. It provides terrific amenities for a quality working and living environment. You can also delight in Downtown's art shows, museums, concerts, movies and nightclubs.  In the last five years, Downtown Colorado Springs has seen a huge growth in restaurants, shops, entertainment venues and Class A office space. Most recently, a number of historic and older buildings have been rehabilitated into both office and living space. A neo-traditional neighborhood is under development in the southern part of downtown.  An older and diversified area, downtown boasts homes ranging from small bungalows to Victorian mansions. Just north of the downtown business district are some of the most beautiful, turn-of-the-century mansions in the area. Prices range from $80,000 - $800,000.   The average home price in the past year was about $160,000.

Old North End – Homes in this area are in school district 11.  This is a sought after area of downtown near the Penrose Hospital and is north of Colorado College.  Homes range from bungalows priced in the high $100’s to restored mansions priced at over $1,000,000.  

North Central – Homes in this area are in school district 11.  Large homes were built before 1900 as the town grew from a mining town to one with many wealthy residents. Most of these homes have been remodeled and renovated and are priced $130,000 to $700,000.

St. Andrews – Homes in this area are in school district 11.  Custom and semi-custom homes on 67 acres with the rocky bluffs of Palmer Park forming a scenic natural barrier on the development’s eastern side. Between Austin Bluffs and Circle east of Union Blvd. Homes from the high $200,000’s - $800,000.  The average home price in the past year was about $300,000.
